As a homeowner, it’s easy to fall into the trap of repairing and improving everything in your house. Certain home improvement ideas can completely change the aesthetic of a home in a positive way.

If that is something that’s important to you, you should do it no matter what the financial result is. However, if you also want to add value to your property along the way, there are several home improvement ideas that do exactly that.

Home Improvement Ideas That Add Value to Your House

Every homeowner has a different situation and a variety of long-term plans for their house. You may plan on living there until you have kids and then upgrading to a bigger property.

Perhaps you inherited a house you need to sell and aren’t sure what items to renovate. Regardless of your situation, there are certain items within a home that almost always add value when improved.

If you plan on selling your house at some point, these actionable tips will help you add more to your bottom line. Here are several impactful home improvement ideas that will add value to your house once you plan to sell it.

Convert a Half Bathroom into a Full

Bathrooms are one of the first things that a homebuyer will count when evaluating a property that they’re considering buying. The more bathrooms that a home has, the more interested buyers will likely be.

Does your home currently have a half bathroom? This means that it does not have a shower. If so, you have an opportunity to add value to your home that many would consider ‘low-hanging fruit’.

Depending on the plumbing layout of your property, converting a bathroom from a half to a full can be somewhat simple. This home improvement idea becomes expensive when plumbers need to add large amounts of piping that doesn’t already exist.

Expand the Backyard

After the pandemic, homebuyers value outdoor space on their property more than ever before. Does your property have an existing backyard space? Consider expanding the backyard to create a full-blown outdoor space that future property owners can utilize.

This will increase the offers that you get once you plan to sell your home. Not to mention, you can enjoy the outdoor space yourself before selling.

Families with children enjoy backyard spaces. Additionally, if the future homeowners have dogs or other outdoor pets, they can use the backyard space as a safe space for their pets to be outside.

Update the Kitchen

We would be remised to not mention the kitchen. Also known as the heart of a home, an updated kitchen adds tremendous value to a home. If you need to update your kitchen, it will be worth both your time and money.

Homebuyers typically walk through the kitchen first when touring a house to purchase. Not every homeowner wants to renovate a kitchen themselves. More often than not, they find it easier to buy a home that has a kitchen that is already updated.

Homebuyers will typically pay a premium for this knowing that they don’t have to renovate it themselves. Consider renovating your kitchen to add value to your home.
