1. Conduct Regular Inspection

If you want your water heater to stay in good shape for years, make an effort to conduct regular inspections. As part of routine maintenance, the inspections will help you pinpoint potential problems while in the early phase, which is when they’ll be easier to repair. Make it a priority to keep your water heater operating properly and efficiently.

2. Perform Yearly Flushing

It’s best to drain your water heater once a year. The reason for this is to allow you to clean out the interior of the tank and eliminate any buildup of sediment. Although the sediment will not harm the water heater, it’ll significantly impact overall efficiency in the long run.

If you want to drain your water heater effectively, it’s crucial to turn off the water supply and power to the water heater. Affix a hose to the water heater and drain any remaining water from the tank. Allow the water to cool for a few minutes before beginning this task.

Once you clean the tank out, you can refill it and switch it back on. Avoid turning the water heater back on until you finish refilling it. Otherwise, it’ll put unnecessary strain on the heater as it attempts to warm up water that isn’t there.

The majority of water heaters are designed with a higher than necessary temperature. It’s dangerous in general because it causes the water to heat up faster than it should, causing burns.

Unfortunately, most heaters reach temperatures of up to 140 degrees Fahrenheit, when most hot water applications only need temperatures of up to 120 degrees Fahrenheit. Reduce the temperature to around 120 degrees Fahrenheit or lower to save energy and avoid burns.

5. Test the Temperature Pressure Relief Valve

You should also regularly test the temperature-pressure relief (TPR) valve to ensure it’s in good working order. The valve is in charge of releasing pressure within a water heater when it becomes too high.

Insert a bucket or pail beneath the discharge pipe attached to the TPR valve to test it. Lift the lever once the pail or bucket is in place. If water flows out and stops when you lower the lever, it indicates that the temperature-pressure relief valve is functioning properly.

However, if the water doesn’t drain or there’s significant leakage, the valve will most likely need to be replaced.

6. Regularly Replace the Anode Rod

The anode rod is a critical component of your water heater that should be replaced regularly, ideally every five years.

It attracts corrosive minerals in the water, rusting the rod instead of the tank’s interior. Once the rod wears out, the corrosive mineral can damage the interior of the tank. You need to ensure that the anode rod of your water heater stays functional to ensure the best protection for your water heater.
