The roof is often the most overlooked part of a house. Unless you begin to notice water leaking through a hole or an entire section of the roof has cracked open, you’re not likely to inspect and locate issues with your roof.

The roof of your house gives you shelter and constant protection from the sun, rain, snow, and other harmful weather conditions that could seriously impact the safety of your home.

In addition to that, the roof also contributes majorly to the appearance of the house. So, a damaged roof can cause a lot of problems for you and your family.

It will allow water to leak into your home through cracks and damages the ceiling. These cracks and water leakages also allow mold and other microorganisms to grow and persist.

Such developments could further damage your property and cost you plenty of money in repairs and maintenance.

On some occasions, these damages might be severe enough to require a complete roof replacement, which is much more expensive than regular roof renovations and maintenance.

Common Roofing Problems You May Face

Some roof problems are widespread but are so trivial that they might be invisible to untrained eyes. After all, you are less likely to find issues with your roof unless you look for them.

And even if you did, the chances are that you wouldn’t know where to start inspecting the roof. Discussed below are some of the most common roofing problems.

1. Roof Leaks

Quite possibly the most common and the most troublesome issue with roofs, leaks can damage the strength and robustness of your entire property.

Leaks may result from broken or missing shingles and tiles. Leaks could also form because of cracks that may have formed on the roof due to an object falling hard on them.

Common areas for such leaks are the spots close to the chimney, vents or pipes, gutters, and flashing points, among others. However, in such cases, you should hire a professional roofing company to help you out.

2. Damaged or Torn Flashing

Flashing is a layer of sheet metal or plastic used on chimneys or skylights to protect the creases on these structures.

Flashing is also done for vents or pipes directly under the roof to protect them from damage. If the materials used for flashing become loose or crack for some reason, it makes the structures susceptible to damage from water leakages and moisture.

This may even lead to the surrounding areas cracking and getting damaged even further.

3. Freezing Damages

Roofs of houses in areas that witness a lot of snowfall during the year tend to have a life expectancy much shorter than houses in areas that do not have any snowfall.

When the snow melts, the water does not flow at the same rate as normal water due to a higher density. At the same time, if water gets under the roof panels and then freezes due to low temperature, it expands and causes more significant cracks on the roof.

This causes bigger openings for water, snow, dust, and other such particles to enter and damage your property even more.

Several other common issues can lead to irreparable damages to your roof, and in turn, your entire home.

These include tree damages, granule clogging, damaged roofing materials, etc. Hence, you must look for signs that indicate such damages and repair them immediately.

Common Signs of a Damaged Roof

Some of the common obvious signs on a damaged roof include:

  • Missing or damaged shingles
  • Water stains, black marks, or mold formation in the attic or under the roof
  • Cracks in the flashing surrounding roofing structures such as skylight, chimney, pipes, vents, etc.
  • Granules clogging the downspouts of your home
  • Stagnant water pooling in certain areas of your roof
  • Broken or damaged sections of the roof immediately after a tree damage
  • The formation of dark and dirty spots on your roof
  • Sagging or misalignment of the roof

Several other common signs indicate a damaged roof. When you see these signs, don’t waste any time and get a roofing contractor to identify and fix the issues before they cause any more damage to your property than they already have.
