Do you know how to increase the value of your home without breaking the bank? Does a pool add value to your home? Do you have to remodel your home to increase its value?

You may not be able to fix some of the things that influence your home’s value like the age, location or size of the house. There are other things that you can change, and they aren’t as hard or expensive as you think.

Read on for seven of the best ways to increase your home value.

Does a Pool Add Value to Your Home?

There is no right answer to this question. The answer is “yes and no.”

A pool can add value to the home if the climate allows it to be used year-round. Many home buyers are very well aware of the cost of upkeep and winterizing a pool. These considerations keep some people away from homes with pools.

The pool’s construction will play a role in your return on investment. Concrete and fiberglass are the most common pool materials. Adding flair with spas or customized finishes will increase its value.

Choosing the type of pool can factor into how much value it will add to the house. An in-ground pool adds value, for instance, while an above ground pool doesn’t.

The question “does a pool add value to your home?” isn’t always simple. Some home buyers insist on a pool while others won’t look at a home with one.

In the end, a pool is as much for the homeowner’s enjoyment as it is to add value to the home.

How to Increase the Value of Your Home: Seven Tips

There are other ways that you can boost your home’s value without digging a hole in your backyard. Many of these choices are far more affordable than adding a pool.

1. Landscaping

Add curb appeal by updating your gardens and plantings. This is a simple and affordable way to increase the value of your home. Add sitting areas and benches and beautiful, layered flowering plants.

A few solar lamps can add a simple elegance in the evenings.

Ask your local nursery for tips on plants that will thrive in your climate and soil.

2. Add Light in Your Home

The proper lighting can add a bright, roomy feel to your home. Look for simple styles of window framing that add accents to your windows, inside and out.

Make the most of your natural light by adding skylights or sun tunnels.

3. Update Your Flooring

You don’t think about your floors, but an update of your flooring can increase the value of your house. Some inexpensive flooring trends include hardwood, tile, carpeting, and laminate.

4. Add Outdoor Living Spaces

Adding a deck is one of the best ways to increase your home value. Consider using long-wearing construction like composite or pre-treated materials for your new deck.

If a deck isn’t your speed, you can add a screened-in porch or a sunroom. These are popular in areas where there are a lot of summertime bugs. These are also great options that let homeowners be “outside,” even in weather extremes.

You could also lay some pavers and create a patio. Patios are an inexpensive middle ground between a deck and a sunroom. Consider a retractable awning to increase the versatility of your patio.

5. Update Your Kitchen

A simple kitchen update is more affordable than a complete remodel. You can paint or refinish your cabinetry and upgrade your appliances, sink, and fixtures. Add garbage disposal to add a modern touch to an outdated kitchen.

Maximizing the spaces in the kitchen is the latest trend. Consider trading your conventional kitchen table for an island or breakfast bar.

6. Update Your Bathroom

Upgrading your outdated bathroom doesn’t have to break the bank. Replacing your vanity and fixtures can go a long way to making the bathroom appear clean and modern. Consider new drawer pulls and a coat of fresh paint.

The bathtub doesn’t necessarily need to be pulled out and replaced. It can be reglazed or refinished for half the price. Add some simple flooring upgrades, like laminate or new tile, to finish the room. Don’t forget to get new towels and accessories to accent your new bathroom.

7. Paint, Paint, and Paint

A new coat of paint, inside and out, is one of the best ways to add value to your home.

Inside: Choose neutral colors and consider an accent wall or bold trim. Remember that light colors will add the feeling of opened space to your rooms.

Outside: Liven up neutral color schemes up with bold color choices on your doors, window frames, and shutters.

Painting the entire outside of the house may be more expensive than you were planning on at this point. If painting is not an option, hire someone to power-wash the exterior surfaces.

A power-wash removes surface grime that dulls the appearance of the house. Power-wash the roof to remove debris and accumulated grime.

Make sure you power wash the sidewalks, decks, and patios while you’re at it.

Other Ways to Add Value to Your Home

You can increase the wow factor of your home with items you already have around the house.

Rearranging the interior can give it a simple face-lift.

  • Place furniture in groups rather than anchoring it to the wall
  • Add plants and greenery
  • Toss accent rugs on the floor
  • Invest in some inexpensive window treatments
  • Get new throw pillows or bedding to brighten your rooms

So, does a pool add value to your home? A pool can be one of many ways to add value to your property.
