Selling a house is a big project, especially if your house isn’t show-room quality. But, even if you’re trying to sell a house that needs work done, you can rest assured it will sell!

If you are having a difficult time selling a house that’s in poor condition, keep reading for some practical steps to take to increase the likelihood that it will sell, and sell for the best price possible.

Sell a House That Needs Work

You have a few main options to sell a house that needs a lot of repairs. The lowest amount of effort on your part is to sell it “as is.” To get a slightly better deal will require a bit more work as you detail all the things wrong with it.

Finally, whatever you choose, there are basic things any seller should do before listing the house. If you are thinking “Selling my house quickly for cash is going to be difficult”, it doesn’t have to be.

The Miracle of “As Is”

In order to get a really good price on a home, it must look in pristine condition. It must have fairly recent remodeling, great paint on the walls, and excellent appliances. This article isn’t about that type of house.

With that type of house, the seller must be extremely careful to make sure every little detail of the house and listing are perfect. But, if you simply say that the house is selling “as is” all of that worry disappears. You no longer have to worry if the bathroom sink is a little clogged or the kitchen tile doesn’t look quite right.

If you choose to sell the house “as is” you don’t have any responsibility for something that is wrong with it. Of course, there is a downside. You won’t make as much money this way. But that’s okay. The idea here is selling a home that someone else will worry about fixing up.

It’s still best if there are no huge issues with the house, but, technically that wouldn’t be your problem once it sells.

Disclose Everything

The other option besides selling your home “as is” is to take the time to list everything that might need attention. The idea here is to disclose every possible thing that might be wrong with the home so that potential buyers feel more in the know.

The more that buyers are aware of the state of the house, and how much would need to be fixed, the more comfortable they will be in actually making the purchase. You’ll likely get a slightly higher price in this way. But it takes a bit more effort on your part.

The Little Things

Sometimes it is the little things that can make or break a sale. It doesn’t cost much time or money to simply clean up the yard, trim the bushes, and mow the lawn. The better the outside looks, the more attractive the house will be.

Even if the home needs a lot of work, just tidying up inside and outside can go a long way toward a successful sale.

If you want to sell a house that needs work, and you want to do it quickly, just choose one of the above methods and get to it. For the quickest sale, try selling “as is”, and try to get a higher price by disclosing everything wrong with the house upfront when listing it.
