Are you looking to hire a roofing contractor, but aren’t quite sure which one to choose?

Roofing installation and repair can be very expensive. Depending on the type of work you’re having done, you could pay anywhere from a couple of hundred dollars all the way up to $50,000.

1. Check for Licensing and Insurance

When searching for a roofing contractor, you want to make sure you look for one who is properly licensed and insured.

The contractor should have both worker’s compensation  insurance and general liability insurance. Ask to see their insurance certificates and call up the insurance company to make sure they’re valid.

If the roofing contractor hires subcontractors, you’ll want to make sure that they’re insured as well. If a roofing company isn’t properly insured, you could be held financially responsible should there be an accident on your property.

You also want to make sure that the contractor you hire holds the appropriate license, as this is required by most states.

2. Ask for References

Ask each roofing company you talk to for at least three references and make sure to follow up with each one.

If a company hesitates or refuses to share references, then you should keep looking. When speaking with references, make sure you ask about the scope of work they had done and how long it took to complete.

In addition to calling up references, it’s also a good idea to read reviews online and check the company’s standing with the Better Business Bureau. You should stay away from contractors who aren’t on the BBB, as this may indicate that they’re scammers.

3. Talk to Several Contractors

Don’t just hire the first contractor you come across on Google.

To find the best company, you’ll want to talk to at least several other contractors beforehand. Make sure to get price quotes from each contractor so you can make comparisons and negotiate if necessary.

4. Review the Contract and Warranty Carefully

Make sure you read over the roofing contract very carefully before signing.

If you have any questions about the terms of the agreement, don’t be afraid to ask. A reputable contractor will be happy to go over the details of the contract with you.

Also, make sure you understand the warranty that comes with your roof replacement. It’s important to understand that the manufacturer’s warranty (the warranty for the materials) is different than the workman’s warranty.

Most roofers will offer warranties for at least five years for their work. For the material, you can expect a warranty of 20 to 40 years.
