When you try to sell your home, you’ll end up spending a lot of time and emotional resources on the process.

At times, you might feel an invasion of privacy as strangers come into your house, go through your closets, and judge your home.

7 Need to Know Tips Before Selling Your Own Home

These people will criticize the space you live in and likely offer you less money than what you think your home is worth.

It can be very difficult for inexperienced sellers to sell their homes for a fair price and the whole ordeal can be very overwhelming.

Luckily for you, we’re here to help. If you’d like to learn more, then keep on reading and we’ll walk you through some of our top tips on what you need to know before you sell your home.

1. Price It Right

You should find out what your house is worth and then take off around fifteen to twenty per cent of that price. You’ll be flooded with buyers who are offering multiple bids.

Even in a bad market, buyers will bid the price up back to what your home is actually worth. It takes some guts to pull this off and many sellers don’t want to risk selling their home for too little.

However, in today’s highly competitive housing market, it’s a very effective selling strategy.

2. Pay Attention to Your Closets

Every homebuyer enters a house looking for how much storage there is. You want to increase the amount of apparent storage in order to attract more buyers.

You should take half of the things in your closets and keep them out of the sight. Then, neatly organize everything that’s left in the closet.

Buyers will come in and poke around, so make sure that you keep all of your cabinets and closets tidy and clean.

You should never think that it doesn’t matter because all of your stuff will be gone after you move out. A buyer needs help in imagining what space will look like after they move in.

3. Make It Brighter

You want there to be as much light coming into your home as possible. Location is obviously the number one thing that buyers care about when buying a home.

However, it’s the lighting that likely comes in a close second.

You should cut the bushes outside of your home in order to let the sunshine in. It’s also a good idea to increase the strength of your light bulbs, change the lampshades, wipe down your windows, and get rid of the drapes.

The brighter and lighter your home feels, the easier it will be to sell.

4. Play the Agent Field

When you hire a bad agent, you could end up ruining your chances of making a sale. You want to make sure that the agent you work with is totally informed.

Your agent needs to be monitoring the multiple listing service (MLS) constantly.

They should know the comps in your town and know which properties are currently on the market. You want to find an agent who uses modern technology and has a variety of tools at their disposal.

5. Make It a House, Not a Home

One of the most important things that you need to remember is that you’re selling a house. You want to make it as impersonal as possible.

The more sentimental stuff in your house, the harder it will be for buyers to imagine themselves living in the house.

You want to get rid of half of your stuff and put it in storage. This includes personal keepsakes, memorabilia collections, and family pictures.

Consider gettings someone to professionally stage your home so that you can increase its sellability even more.

When you stage your home, you arrange the home to best showcase the floor plan and increase the use of space. It’s not necessarily the most practical or functional.

When sellers are too stubborn to alter their homes, they risk selling their homes at lower prices.

6. Pay Attention to Your Kitchen

For most buyers, they’re not buying a house, they’re buying a kitchen. It’s literally that important.

There are so many benefits to remodelling your kitchen. And the best part is that you’ll probably get most of your money back if you remodel it correctly.

You might end up paying a few thousand dollars to fix up your countertops. But a buyer might knock off a lot more than that if your kitchen looks old and in bad shape.

The best way to update your kitchen is to install new cabinet hardware and paint it. You want to paint with neutral colours so that the buyer can have a blank canvas to envision their own style.

If you have some more money to spend, then you can buy one expensive appliance. When you add one expensive appliance, buyers will assume that the rest of the appliances are also expensive.

7. Sell to Real Estate Investors

You’re not just limited to selling to individuals. We buy houses in NY, NJ, and CT. Selling to real estate investors can help you sell your home fast and at a fair value.

It’s definitely something that all sellers should consider.

The Importance of Using These Before You Sell Your Own Home

As we can see, there are several simple tips you can utilize before you sell your home to make the process easier. With a little more work and preparation, you can greatly increase the amount you sell your house for.
