Have you lived in your home for a while? Not sure when your roof was originally installed? Most roofs are designed to last between 20 and 30 years, depending on the type of materials that were used.

1. Damaged Shingles

If you have shingles, one of the most common signs it’s time for a roof replacement is if you have any shingles that are missing, curling, or buckling.

It might be difficult to tell if you have any curling or buckling. Take a look at your roof in direct sunlight and see if you can see the edges beginning to lift up.

You should also see if any granules are becoming loose on the shingles or the granules are collecting in your gutters.

This is a sign that they are past their life expectancy or might be defective. Missing shingles is also a sign that your roof is deteriorating since they have lost their adhesiveness.

2. Leaking

One of the biggest warning signs you need a new roof is if there is water leaking through. You might notice the appearance of a wet mark or brown stain forming on your ceiling.

If you see this happening, you should inspect the surrounding area to see if there are any other signs of water damage.

Next, you should grab a flashlight and head into the attic to see if you can locate the leak. You should look for beams of light that are shining through the roofing and then follow it down the slope of your roof.

The water will run down the slope of your roof, and this is where you will find the leak forming on your ceiling.

You can place some plastic sheeting down to temporarily protect your interior while reviewing the options for roofing installations in your area.

3. Age of Roof

If you aren’t sure how old your roof is you need to review your home owner’s records to see when it was first installed or replaced last.

Having an idea of how old your roof is will give you a great understanding of how much life is left in it.

If you have a shingled roof, it should last between 20 and 25 years. Wood shakes last around 30 years and slate, copper, or tile can last more than 50 years.

Knowing how old your roof is will give you a chance to replace it before structural damage can occur from leaking or rotting wood.
