Roof replacement is, indeed, costly and critical to protecting the integrity of the structure. Often, unaddressed cracks, leaks, and putting off much-needed roof repairs lead to irreparable damage, eventually, roof replacement.

Replacing the roof is no small expense and definitely not a discretionary project that you should skimp on. The roof replacement cost ranges somewhere between $5500 to $10000.

While the national average is $8000, the cost can soar as high as $22000 or more. The two largest variables that affect the cost of a ‘reroofing’ project are the square footage of the home and the type of roofing material used.

Roof Replacement Cost By Material

The cost of different roofing shingles and material types varies, so, the material you use has a huge impact on the cost of roof replacement.

  • Asphalt Shingle Roof – Of all the roofing materials, Asphalt shingle is the most common type. Pay around $4 per square foot for a single-story house with a basic up and over the roof. The said price may increase from $5.86 to $8.6 for a two-story house with a complex roof.
  • Metal Roof – Standing seam metal roof and a screw-down metal panel are the two main metal roof types. The screw-down metal panel roof cost around $4.5 per sq ft, on average. Whereas, the standing seam metal roof may cost about $12/sqft.
  • Cedar Shake Roof – Made of natural wood, it is a premium roofing system costing around $25 to $30.
  • Slate Roof – Like the previous roof type, it is also a premium, long-lasting roof system that costs about $15 to $30 per square foot.

Roof Replacement Cost By Labor

On average, the roofing labor costs stand at $1.5 to $3 per square foot. One of the common roofing terms is ‘square’, it covers 100 square feet.

You will likely be charged $150 to $300 per square which is the same as the above cost per square foot. The roofing labor quote will increase or decrease depending on the extent of damage and environmental conditions.

Factors Affecting the Cost of Roof Replacement

  • Location – Similar to most construction projects, the roof replacement price varies depending on the location. Some states like Florida and Pacific Northwest have higher roofing costs.
  • Roof Size – The size of the roof influences the cost of the project. For instance, the replacement cost of 1000 and 3000 square feet ranges between $4000-$5500 to $11200 to $16000 respectively.
  • Material – Last but not least, the selection of shingle type and alternate material affects the re-roofing cost significantly.

Conclusion

Regular care and maintenance prolong the life of a roof, however, replacement is inevitable. Most roofs have a natural lifespan, ranging from 12-75 years depending on the material. Hopefully, the aforementioned estimates will help you set aside a budget for roof replacement.
