All that paperwork for roof insurance can cause some headaches, but before deciding, you need to know what insurance covers, what it doesn’t, and how it works.

Not all roof damage will be covered by insurance. A lot of policies will pay only if a natural event or unusual and unpredictable accident causes the damage.

For example, if a hurricane or a tree damages your roof, your claim for repair or replacement could be accepted. On the other hand, if the claim is for damage due to wear and tear or neglect, the claim will most likely be rejected.

The average price for a roof replacement in South Florida ranges between $5,100 and $10,000. A new roof can also be as low as $1,200 or as high as $30,000, depending on the materials used, the roofing contractors, and the roof size. As a median, many roofing companies charge between $3.50 and $5.00 per square foot.

In 2005, there were some changes in Florida homeowners insurance laws that allow homeowners to have a Replacement Cost Policy that should cover the bill for a new roof, but it is always best to contact your insurance agent for more information. Florida passed the legislation, which states that Ordinances or Law coverage should be at least 25%.

What You Need to Know About Roof Insurance

Most insurance agencies offer two types of roofing insurance. These policies allow the homeowner to decide whether to replace the whole roof or fix what is broken.

The first one is repair coverage which gives back the homeowner only a percentage of the repair cost. This is the insurance that allows the homeowner to perform repairs without replacing the whole roof.

The second insurance is the one for replacement, which covers the entire roof replacement. The replacement policy is more complex than the repair one because of different costs.

Roof Damage and Insurance

If you want your insurance company to pay for a new roof, you have to submit a claim. After the claim is requested, the company will send an adjuster to inspect the roof.

Before an adjuster is sent, you must have the documents needed, which include one copy of the homeowner’s insurance policy. Another important step is taking pictures of the damage and recording when you took them.

After the claim is submitted, you must find a roofing company to take a look at the damage and then send the information back to the insurance company.
