Garage doors are an essential part of many commercial spaces. They allow you to keep inventory safe from intruders and harsh weather conditions, but at the same time, they make it easier for you to access and move your stored items.

Given that a commercial garage door is used on a regular basis, it’s no wonder that maintaining it can be a tedious process that requires time, effort, and money.

5 Garage Door Maintenance Tips for Your Commercial Space

If doing so is too much of a hassle, fortunately, you can request expert services on various websites like https://www.portesdegaragemb.com .

The following tips will help you ensure that your garage door is always in good working order.

1. Examine Springs for Signs of Wear

Some people suggest that the easiest way to find out if the springs are in good working order is to run a finger along the wire and look for any signs of wear. If you can feel lumps or bumps, this might be an indication that the springs need replacing.

Others also suggest lifting them on one side of the door and checking if there’s a noticeable difference in the tension of the springs.

Many experts say that the best thing to do is to watch out for squeaky sounds coming from the door when closing or opening it.

These sounds are among the most common garage door problems that commercial property owners face.

To address the issue, the springs should be lubricated on occasion with petroleum jelly or motor oil. This practice will help keep them from deteriorating prematurely due to rust or oxidation

It’s also advisable to replace them every five years at a minimum. This can ensure the safety of your garage door and its opening mechanism.

When replacing the springs, be sure to get something of a similar size and type that’s suitable for your door.

2. Check for Rust on the Tracks

Rust is a common problem for garage doors, and it’s also one of the easiest to spot.

If you see rust on your door’s tracks—the metal strips that hold up the panels—and if they’re very noisy when the door moves, this may mean that they need to be replaced.

You should also check your garage door rails periodically since these are susceptible to rust as well. What’s more, it’s essential to clean your garage door tracks and replace parts that might have broken off over time.

3. Lubricate Rollers Properly

Your garage door’s rollers are its wheels; without them, it would be impossible for the door to move. Rollers should be cleaned and adjusted regularly to ensure that everything continues running smoothly.

To keep them in tip-top shape, see to it that they’re well lubricated. This allows them to glide smoothly along the shaft when they’re in use.

If you notice any signs of rust or dust buildup on the rollers, then it’s best to clean them off first and apply a light coating of lubricant afterward.

In worse cases, though, it might be better to simply replace the rollers of your garage door.

4. Replace the Gaskets

Some garage doors have gaskets designed to provide a seal between your door and the frame it’s mounted on.

In most cases, they have to be replaced every five years so they can work properly. However, if you discover that your gaskets have been damaged or have deteriorated beyond repair, it’s essential to replace them as soon as possible.

Gaskets are especially susceptible to damage in the following areas: around glass windows and doors where they meet concrete floors or walls, and any other site that might be moistened by rainwater regularly. Therefore, it’s essential to keep such areas dry and well ventilated.

5. Keep All of the Hardware Clean

The hardware includes all moving pieces that operate your garage door, from the hinges and rollers to the springs.

Keeping them clean will minimize wear and tear on them. You can spray down hardware with a lubricant designed for that purpose.

With some options, you might have to allow the lubricant to soak into the parts for at least 15 minutes or more before you close the garage door. Therefore, be sure to read the directions before you try this tip.

You may also keep exterior surfaces as clean as possible by dusting them regularly. You can use a damp rag to wipe down the tracks.

Another tip is to sweep leaves or fallen debris on the ground away from the entrance. Make sure that this area has been cleared of dirt before you use your garage door again.

Finally, be sure to have routine maintenance done on the garage door every month.

Bottom Line

If you’re looking to keep your commercial space in excellent condition, you must also care for your garage door.

See to it that you regularly inspect all hardware like rollers and replace them if necessary. The most common form of wear and tear is rust, so if you find that on critical pieces of hardware, then take immediate action to avoid bigger problems.

This way, your day-to-day business operations won’t be negatively affected just because of a malfunctioning garage door.
