Roofs are very important to buildings. Whether yours is a commercial or residential building, a good roof will keep you protected from weather hazards.

Most roofs last between 20 to 30 years, depending on the roofing material and the quality of installation.

However, no matter how long your roof lasts, a time will come when it begins to falter.

Knowing that it’s time to replace your roof can save you a lot of money. A lot of property owners do not know what to look for and how to spot damages that require them to replace their roofs.

In this article, Carolina Home Specialists take us through the 5 common signs that indicate the need for roof replacement.

Roof Leaks

Roof leaks are probably the commonest roofing problems affecting homeowners.

Roof leaks can start small but become a major danger over time. Not all roof leaks require you to replace your entire roof, and that is why you should call on an experienced roofer to check out the leak.

Some roof leaks may be caused by missing shingles, a problem that could easily be fixed by replacing the missing shingles.

In some cases, leaks may be caused by the action of pests or the impact of tree branches.

Your roofer is in the best position to examine the cause of the roof leak and advise on the best line of action.

The minor roof leaks, as described above, may not require you to take a drastic step.

Other kinds of roof leaks, including leaks from multiple locations across the roof, may require roof replacement.

Leaving roof leaks unattended can lead to expensive damages, especially when it rains.

If your roof is leaking in many areas and has been repaired over and over but without significant progress, you should consider replacing it.

Moss or Algae Growth

A clean and clear roof offers higher protection compared to one that is stained and has growths on it.

Many homeowners believe that the growths will help protect their roofs. However, this is a dangerous myth.

Moss and algae growth on your roof does not protect it; instead, these organisms damage your roof by feeding on it and weakening it.

If your roof is covered in moss and algae, you should call on your roofer to take a look at it.

There is a chance that you may be able to save it by power washing the roof.

However, if the problem has gone on for a long time, you may need to start saving up for a replacement.

Visible Light From the Attic

Inspecting your roof by climbing up the roof is not advised for many reasons. First, you are at risk of slipping and falling from a height.

Also, you may miss your step and damage your roof, thus ruining an otherwise perfect roof and incurring extra expenses in the process.

A good way to inspect your roof without professional help is from the inside. To inspect your roof, choose a bright day to visit the attic.

Watch out for light beams in the attic. If you notice one or no light beams or penetrating rays, then your roof is solid and uncompromised.

However, if you notice multiple light beams in your attic, it means that your roof is compromised, and your home is at risk of water damage.

Getting a roof replacement is a worthy investment towards keeping your home safe and protected.

Sagging or Wavy Roof

Except you have installed a flat roof, your roof is expected to slope to the sides. The slope allows water and other particles to wash off easily.

However, if you’ve noticed that some areas of your roof appear saggy or wavy, this may be an indication of a problem.

Your roof contractor near Denver Southwest can determine whether the problem is extensive or not. Usually, such a problem like this may be caused by wood or roof rot.

If the problem has spread across your roof, the best line of action is to replace the entire roof.

Failure to replace such a roof like this puts you at risk of extensive damage when the stormy weather begins.

The Age of Your Roof

Roofs are meant to last several years. Depending on the roofing material installed, you may enjoy as much as 10-15 years, 20- 30 years, and for some high-quality materials, 50 years.

The age of your roof may warrant you to replace it. If your roof is nearing the end of its lifespan, it is best always to consider a replacement before it begins to fall apart.

Planning your roof replacement allows you to make great financial decisions while also protecting your property from weather hazards.
