1. Shingles

You want to look for signs of either missing or damaged shingles. By doing due diligence and cleaning your shingles regularly, you should be able to minimize the chances you deal with significant moss, fungal, or algae build-up on them.

If you do notice that your shingles are damaged or if they are missing, you need to act swiftly. If you think you can handle the job, you could attempt to replace them on your own.

However, if not, you will want to call on a professional contractor to assist. It’s imperative to check all of your shingles occasionally because replacing one here-and-there is simple and easy.

2. Replacing Sealant for Roof Maintenance

If needed, you should be replacing the roof sealant as often as it needs to be. You want to give a thorough look at your roof where the sealant is located.

That way, you should be able to figure out if it’s showing signs of wear and tear. If so, you need to remove the older sealant and apply a brand new sealant to the same area.

One of the best ways to keep your roof in good condition is by preventing things from accumulating on it and potentially damaging it.

You mainly want to be on the lookout for overhanging trees. If you have trees located close to your property, you should be looking to trim them as much as possible.

Any leaves that fall will end up collecting on the roof and it can cause major issues. For one, they will start to soak up moisture. They will also begin to cause rotting on your tiles. They can clog up your gutters, and more.

4. Inspecting for Rust

This one will depend on what your roof is made up of. If your roof is constructed of metal, you need to be certain that your roof isn’t rusting. If you do notice that you have rust developing on your roof, you will want to use a wire brush to get rid of it.

5. Cleaning Your Gutters

You want to look out for your gutters when you are looking to maintain your roof. Having clogged gutters can result in significant damage to your roof.

If your gutters are clogged and unable to function properly, it can cause excess weight to be retained on your roof. This can end up resulting in a weakening of your roofing structure and expensive repairs that could have been prevented.

6. Maintaining Your Chimney

You will want to replace any broken or malfunctioning piece of your chimney if you notice it. This is a very important thing to do especially as it relates to your mortar.

Your mortar holds all of the bricks in place which means it could cause major damage if these bricks loosen for whatever reason.

7. Preventing Ice Dam Formation

While an ice dam may be something desirable to look at, it can end up ruining your entire roof. The repairs that stem from ice dam formation are significant.

You need to take the requisite steps needed to give your home the insulation you need to keep your roof as efficiently as possible.

You want your roof to remain at the same temperature as it is outside. That way, you can keep the snow that is closest to the surface level of your roof from melting into water and causing freezing onto other areas of your roof.
