If you have inherited property that you do not want, or if you have to move in a hurry, you may not have time to sell your home through a realtor.

If you are selling a home because you are having financial problems, selling through a realtor may not be feasible. There are a few ways that you can sell a home without having to worry about using a real estate agent.

Sell Your House Independently

If time is not of the essence, you can try selling your house yourself. You can advertise the home in the newspaper or just put up a sign outside of your house.

There are some websites that will allow you to list your home as well.

Even though you may not have to pay a real estate commission when you sell your house yourself,  there are quite a few expenses involved. You should plan for each of them before putting your house on the market.

If your home needs major repairs such as electrical rewiring or replacement of pipes, you will need to sell your house as-is at a reduced rate, or you will have to have the repairs done before you sell the home.

This can be extremely expensive. The average cost of rewiring a home is $2,100 in the United States. Plumbing and roofing costs can be even more expensive.

You will also need to do a title search if you are selling a home. A title search confirms that you have the right to sell your home.

It will make sure that no one else is trying to claim the property and that there are no liens on it.

You are more likely to be able to sell a house if you have it appraised first. The cost of appraising a home can be around $350 to $400.

You will also have to pay closing costs when you sell a home in Florida. Closing costs for a seller can be anywhere from 6% to 10%.

Sell Your Home for Cash

If you google the phrase, “We buy houses in Boca Raton,” a few websites will come up. There are companies that will buy your home for cash and have the money to you in as little as seven days.

You will call them or fill out a form on their website. They will ask you for basic information about your home. You will be asked about the condition of your home and whether or not you or someone else is living in it.

After the initial call, they will ask for photographs or a tour of the home. They will then do a title search and determine if the home can be sold. If it can be, they will make you an offer. It is really as easy as that.

If you own your home outright and have plenty of time to sell it, a realtor may work for you. If you need to sell your home soon, selling it yourself may be the best way to go.
